Services
Who does the actual work — downsizing, clear-outs, moving, repairs, and cleaning?
It depends on the work. Senior downsizing and move management is performed by our own team, quoted directly at a fixed per-job price after a free walkthrough.
For everything else — movers, estate sales, clear-outs, deep cleaning, repairs, staging, and more — we identify, vet, and coordinate trusted, top-tier local specialists. Every vendor quote is passed directly through to you at cost with absolutely zero markups, ensuring you get premium work at competitive local rates.
Do you handle estate sales and auctions yourselves?
No, and we draw that line intentionally. Estate sales involve valuing and selling your family's assets — and the party running the sale should never be the same party advising you on it. Our agreements explicitly bar us from taking custody of, valuing, or appraising your belongings. Instead, we analyze your personal property and match you with the best independent estate sale, online auction, or buyout companies in the Rochester area, managing the entire coordination on your behalf.
What happens to belongings the family wants to keep?
Preserving sentimental and valuable items is one of our top priorities. Sorting is built into your custom roadmap — working side-by-side with you or your designated family representative, so every keep-or-part-with decision stays in your hands. Kept items are securely packed and routed to your new residence, family members' homes, or storage before any clear-out or real estate prep begins. Anything of apparent value or family significance discovered along the way is flagged, photographed, and set aside for your decision.
What if a surviving spouse is still living in the home and needs to transition to senior living?
This is a core pillar of our care — and it's work our own team performs. We move entirely at the senior's preferred pace: a furniture plan for the new residence, gentle side-by-side sorting sessions, packing oversight and move-day management, then full unpacking and resettling so the new home is comfortable on day one. We coordinate closely with the senior living community throughout, and then seamlessly transition to preparing the residential property for market.
The Engagement Model
How does payment work?
Simply and transparently, in one of three ways depending on what you need:
- The Whole Transition — With the Sale: If you choose to list and sell the home with Connor Boyd through Elysian Homes by Mark Siwiec & Associates, our project coordination is completely included and funded through the standard real estate commission at closing. There are zero out-of-pocket project management fees.
- The Whole Transition — Without the Sale: If the family is keeping the home or working with an outside real estate firm, we provide a transparent, custom flat fee based purely on the project's scope — with 50% due at signing and 50% due upon completion.
- Just the Service You Need: Senior downsizing and move management is also available entirely on its own, at a fixed per-job price quoted after a free walkthrough — half at signing, balance at the final walkthrough. No larger engagement required.
Why is coordination free? What's the catch?
There is no catch — it's a smarter structure. When you engage Home Hands for estate or senior transition coordination — with Connor Boyd acting as your Director of Estate & Senior Transitions — and choose to list the property with Connor through Elysian Homes by Mark Siwiec & Associates, the standard real estate commission you would pay any agent at closing completely absorbs the Home Hands project management fee.
You are not paying a single dollar for management time that you wouldn't already be paying a traditional agent. The difference is that a traditional agent only steps in after the hard work is done. By listing with Connor, the real estate professional you are already paying is the exact same person who secures the vendor quotes, directs the coordination, and oversees the property prep through Home Hands. It is the exact same standard commission, but you get a fully managed estate or senior transition built-in. One dedicated relationship instead of five.
Do I have to list the home with you?
No. While most of our clients choose to have us handle the sale for its all-inclusive value, you can hire Home Hands for flat-fee coordination alongside your own agent, or strictly for a downsizing move on its own. Every path is priced transparently before any work begins.
What if I change my mind and don't list with you after coordination has started?
You will never be trapped. If circumstances change after coordination has begun — such as deciding to retain the home within the family — a flat coordination fee applies instead of the commission. That fee is disclosed in writing in your agreement on day one, before any work starts, so there is never a surprise number.
What if the home doesn't sell?
Through our partnership with Elysian Homes by Mark Siwiec & Associates, we bring premium marketing power, hyper-local pricing strategy, and world-class asset presentation to your listing. Our commitment to your family doesn't expire — we stand by you and continue driving the listing strategy until the property successfully closes. And if the sale doesn't happen for any reason, the flat coordination fee disclosed in your agreement applies — the same number you saw on day one, with no surprises.

Do I have to be in Rochester to work with you?
Not at all. We specialize in seamless, long-distance project coordination. Whether you are an out-of-state executor navigating probate or an adult child managing a parent's relocation from across the country, we serve as your trusted eyes and ears on the ground locally so you never have to waste time and money flying back and forth.
Approvals, vendor selections, and signatures are all handled remotely — by email, text, video walkthrough, or electronic signature — so nothing waits on a long drive or plane ticket.
How will I know what's happening with the property if I'm not local?
Distance is one of the most common situations we handle, and it's never a barrier. You'll have a single point of contact in Connor Boyd, who keeps you informed at every step — clear updates as the work progresses, photos and documentation along the way, and a direct line whenever you want to check in. Wherever you are, you'll always know exactly where things stand.

We are lifelong residents of Fairport, New York, and we proudly serve families, seniors, and estates across the Greater Rochester area and the Finger Lakes region.
Who owns the company?
Home Hands is a completely independent, locally owned, and founder-led estate and senior transition service, founded and operated by brothers Connor Boyd and Nick Boyd.
Are you a franchise?
No. Home Hands is independent and locally owned, built and run right here in the Rochester area. We kept it that way on purpose: it lets us shape every engagement around the family we're working with, and it keeps our overhead low, so more of the estate's value stays with the family.
Are you a real estate agency or a law firm?
We are a specialized estate and senior transition service. To provide our clients with premium real estate execution, Connor Boyd maintains a professional affiliation as a licensed real estate salesperson with Elysian Homes by Mark Siwiec & Associates. While we regularly collaborate with trusted local elder law and estate attorneys, we do not provide legal counsel.
Do you have insurance?
Yes. Home Hands maintains commercial general liability insurance covering the senior downsizing and move management work our team performs — a certificate of insurance is available upon request. In addition, every third-party vendor in our curated network must be fully licensed, bonded, and insured before entering the property.

How quickly can you start?
We adapt entirely to your timeline. For urgent situations, we can typically conduct a complimentary consultation within 24 to 48 hours, deliver your custom roadmap immediately after, and begin scheduling our downsizing team and vetted vendor network the moment you approve the plan.
What does the first conversation look like?
It is a complimentary, zero-pressure consultation. Connor will meet with you at the property to listen to your specific goals, evaluate the home, and outline a tailored roadmap built entirely around your timeline, budget, and unique needs.
Do I have to sign a long-term contract?
No. Our engagement agreements are designed with absolute transparency. They clearly define the exact scope of your chosen path with a simple, hassle-free exit strategy — including a three-business-day right to cancel after signing. We believe in earning your trust through daily execution and open communication, not rigid, long-term contractual traps.
Do you work with referring professionals?
Yes — and we welcome those relationships. Estate attorneys, elder law professionals, senior living sales directors, senior placement advisors, Geriatric Care Managers, social workers, and financial advisors are often the first to recognize when a family needs logistical support beyond their own scope.
